Your new home is one of the most expensive things you will ever buy, you should make sure that it meets the standards that you deserve.
The snagging step by step process:
1. We receive confirmation from yourself to carry out a snagging report on your property.
2. We will send you an email to gain all your and your property's details and advise where you need to make a bank transfer. We need copy of technical specifications, plans and any contractual obligations that the builder needs to fulfill.
3. We contact your developer and arrange a convenient time to carry out the initial snagging list for the property.
4. On the date and time arranged we will carry out a full and thorough snagging inspection on your property, taking taking DVD film and photographic evidence of any relevant snags. We physically visit the property, check all areas carefully and make a list of all the things that have not been completed, do not look right or are not done according to the plans and the Developer specification.
5. The snag list will be issued within 2 working days of the inspection with a copy going to you and one directly to the builder via email.
6. We will send via post DVD evidence.
7. We will await confirmation from your developer as to when he will rectify the snags that we have noted. We would normally anticipate 2 weeks.
8. We will then arrange for a second snagging report to take place. The inspector will re-visit your property to check that everything on the snag list has been resolved and to make sure that no other snags have appeared.
9. If you provide us with power of attorney, then we can also accept handover of your property on your behalf.
